Removals across the London Borough of Ealing
Best London Removals is based in Ruislip, just across the borough boundary from Ealing, and Ealing is one of the areas we work in most regularly. We have been carrying out moves here since 2011, house moves, flat moves, office relocations, and man and van jobs across every part of the borough, from Acton in the east to Southall in the west.
Ealing is the largest London borough by population and one of the most diverse. It stretches from the urban density of Acton and Southall in the east and south to the more spacious residential streets of Northfields and Ealing Common in the centre, with quieter family areas in Hanwell, Perivale, and Greenford to the west. The housing stock ranges accordingly, Victorian and Edwardian terraces, 1930s semis, purpose-built mansion blocks, and significant volumes of new-build flat development along the Elizabeth line corridor near Ealing Broadway, West Ealing, and Hanwell.
Semi-detached houses account for the largest share of property sales in the borough, with terraced houses close behind. Flat sales are concentrated near the town centres and tube stations.

About the London Borough of Ealing

Areas we cover in Ealing
We cover the whole London Borough of Ealing. Below are the neighbourhoods we move in most regularly, with a note on typical property types and the access or parking considerations in each.
Ealing Broadway (W5)
Ealing Broadway is one of the busiest parts of the borough, with a mix of mansion block conversions, new-build apartments, and period houses on the streets radiating out from the main shopping area. Its excellent transport links — Elizabeth line, District, and Piccadilly lines — make it one of the most popular destinations for London relocations. Parking can be tight here: controlled zones are in place on most residential roads near the station, so advance notice for parking suspensions is usually needed. We handle this regularly and can advise on the right application for your specific street.
West Ealing (W13)
West Ealing has a strong mix of Victorian terraced houses and newer flats along the main corridors. The W13 postcode covers roads like Manor Road and St Mary's Road, where parking can require careful planning, especially near the station area. Streets between West Ealing and Hanwell can be narrow — our Maxi Mover vans at 2.1 m wide navigate them comfortably where a larger lorry would not. CPZ suspensions are frequently needed for moves on the residential side streets.
South Ealing (W5)
South Ealing is largely residential with a strong stock of Edwardian semis and terraced houses. Many residents here are commuters, and the area has seen steady interest from buyers moving out of central London. Most streets have reasonable access, though some roads near Northfields Avenue have school-run traffic restrictions at certain times. Mansion block moves near the tube station often involve lifts with restricted capacity or steep stairwells — we assess this at the quote stage.
Northfields (W5)
Northfields is a quieter, well-regarded residential pocket popular with families, with mid-size Edwardian terraces and semis set on wide tree-lined streets. The area is generally straightforward for a removal van, though some roads close to the tube station have restricted stopping during certain hours. Moves here tend to involve well-established households with good volumes — loft storage, large bedroom sets, and fitted wardrobes accumulated over many years.
Hanwell (W7)
Hanwell offers a calmer pace with a good supply of larger family homes, many with drives or good off-street access. The W7 postcode includes some ex-local authority estates alongside Victorian terraces, and the area is well connected via the Elizabeth line at Hanwell station. Moves in Hanwell are generally among the more straightforward in the borough, with reasonable kerb access and less CPZ pressure than areas closer to Ealing Broadway.
Greenford (UB6)
Greenford is a mixed area with a broad range of property types, from 1930s semis and bungalows to purpose-built flats in newer developments. It is popular with families moving out of inner London. Some estates have access restrictions that require careful vehicle planning — we assess this during the pre-move survey. The main arterial roads can be busy during morning hours and we factor this into start time scheduling.
Perivale (UB6)
Perivale is largely residential with a good stock of inter-war terraced houses and generally better parking availability than areas closer to Ealing Broadway. The Central line provides good tube access. Moves here are generally straightforward, though the industrial estate area near the A40 means traffic at rush hour is worth planning around. It is a popular destination for people relocating from Ealing Broadway or Greenford looking for more space.
Acton (W3)
Acton spans two postcodes and has a diverse mix — Victorian terraces in South Acton, large semis in East Acton, and modern flats near Acton Town station. The area has seen significant development over the past decade and we regularly handle moves in and out of new-build blocks as well as older stock. CPZ coverage is extensive across Acton, so parking suspensions are frequently required, and we advise on this as standard for every Acton booking.
Southall (UB1/UB2)
Southall is one of the most densely populated and commercially active parts of the borough, with a mix of Victorian terraces, inter-war semis, and some newer housing developments. The main high street and surrounding streets are busy throughout the day, so we plan loading positions and start times carefully. Residential streets further from the centre are generally more manageable, and many moves here are between homes within the area or into newly built properties nearby.
Ealing Common (W5/W3)
The Ealing Common area sits on the boundary between Ealing and Acton and has a mixed stock of Victorian and Edwardian properties, including larger houses on the roads immediately surrounding the common. Some streets here are among the most sought-after in the borough. Moves in this area typically involve well-established, higher-volume households and require a planned parking approach, particularly on match days or busy summer weekends.
Moving in Ealing: what to know before your move day
Parking and CPZ suspensions
Most residential streets in Ealing, particularly around Ealing Broadway, Acton, Northfields, South Ealing, and West Ealing, fall within a Controlled Parking Zone. This means you will need a temporary parking suspension to reserve space for the removal van outside your home on moving day.
Applications go through Ealing Council and typically need to be submitted at least five working days in advance. The cost is charged per bay per day. For one Maxi Mover van, we require two standard parking bays directly outside the property; for two vans, three bays. We are experienced with this process and can advise you on exactly what to apply for and when.
Full details are on our parking suspension guide.
Property access and building considerations
Hillingdon
Spacious, well-connected, and family-friendly
Areas we cover across Hillingdon
Property types and access
Hillingdon features a wide range of homes, from detached family houses with long drives to compact flats and maisonettes with shared access. Many areas, especially near stations or older estates, have narrow roads or Controlled Parking Zones (CPZs) that require parking permits for removal vans.
At Best London Removals, we take all this into account. Whether your property is in a private cul-de-sac, a portered block, or a multi-storey townhouse, we plan every detail, from parking to access, and ensure the safe handling of large or delicate items.
Parking and local travel routes
Hillingdon is exceptionally well-connected by road, rail, and air. It’s home to Heathrow Airport and major motorways like the M4, M25, and A40, making it an ideal base for national and international relocations.
Local transport is equally strong, with the Metropolitan, Piccadilly, Central, and Elizabeth lines all serving the borough, as well as overground and bus links to surrounding areas.
Our team utilises local traffic insights to avoid delays and ensure smooth logistics, especially in areas affected by airport traffic or peak school-run congestion.

moving tips
Quick tips for moving day
Ask for a pre-move visit
We can visit your property in advance or conduct a video survey to assess the volume of your move, plan the right team and vehicle, and estimate packing materials. We will also check access, stairwells, and parking, which is especially important for larger homes in Northfields and Ealing Common, and for mansion block flats in South Ealing and Ealing Broadway.
Book parking early
If your street falls within one of Ealing's controlled parking zones, and a significant number of streets near Ealing Broadway, West Ealing, South Ealing, and Acton do, apply for your suspension at least five working days before your move date. Last-minute applications cannot be processed, and having the van parked at a distance significantly slows the whole day down.
Prepare your appliances
Defrost the fridge freezer at least 24 hours before moving day, drain the washing machine, and secure any loose shelves or glass panels. This prevents leaks or damage during transport and avoids delays on the morning.
Pack a first-night bag
Set aside a bag with overnight essentials, toiletries, chargers, medication, keys, and basic kitchen items, before packing begins. Keep it with you on moving day so you are not searching through boxes at the end of a long day.
Do a final walkthrough
Before the van leaves, walk through every room, cupboard, loft hatch, shed, and outbuilding. Ealing homes, particularly larger Edwardian houses in Northfields and family semis in Hanwell, often have more storage spaces than you remember on a busy day. A five-minute walkthrough avoids the cost and inconvenience of a return trip.
