Removals across Islington

Best London Removals is based in Ruislip and has been carrying out moves in and out of Islington since 2011. It is one of the smallest boroughs in London by area but one of the most densely built, and the housing stock reflects that: Georgian terraces and garden squares in conservation areas, dense Victorian terraced streets, a substantial amount of ex-local authority and council housing, and a growing number of converted warehouses and new-build flats around the Regent's Canal and City Road corridor. Controlled parking zone coverage is comprehensive across almost every residential street, and access varies enormously street by street, so planning ahead matters as much here as in any inner London borough.

The housing types in Islington are more mixed than in many other parts of central London. Alongside the well-known period squares of Barnsbury and Canonbury sit large council estates with communal stairwells and lifts, Victorian conversion flats split over several floors, and former industrial buildings in Clerkenwell and around Old Street that have been converted into loft-style apartments. Each of these brings a different access profile, from steep staircases in period terraces to shared lifts with weight limits in ex-local authority blocks, and we assess every property before moving day to confirm the right team size and vehicle.

Home removals in Islington

Islington's residential properties cover a wide range of access conditions: a Georgian terrace in Barnsbury with a narrow staircase and no lift, a council block in Finsbury Park with a shared lift that needs booking, a warehouse conversion on City Road with a goods lift and loading dock, or a Victorian conversion flat in Holloway with several flights of stairs. Our full home removals service is built around this reality. We assess every property before moving day, confirm all access requirements, and bring the right team size and vehicle for your specific situation. We work across all Islington postcodes, including N1, N4, N5, N7, N19, and the EC1 fringe.

About the Islington

Islington is one of the smallest boroughs in London by area, yet it is also one of the most densely populated, and its character shifts noticeably as you move from south to north. The southern end, around Angel and Upper Street, is the borough’s commercial and social hub, with restaurants, bars and independent shops running the length of Upper Street, the Business Design Centre hosting exhibitions in a converted Victorian agricultural hall, and the antiques trade long associated with Camden Passage. Chapel Market, just off Liverpool Road, has operated as a street market for well over a century and remains a fixture of daily life in the area.

To the west, Barnsbury and Canonbury are known for their Georgian and early Victorian squares, conservation areas protected by strict planning controls, with garden squares such as Gibson Square, Milner Square, Thornhill Square and Canonbury Square giving the streets a quieter, more residential character than the busier parts of the borough. These areas contain some of the best-preserved period housing stock in inner London.

Further north, Highbury and Holloway have a mix of large Victorian terraces, purpose-built mansion blocks and substantial council estates, with Highbury Fields providing the borough’s largest area of open green space. The Emirates Stadium, home to Arsenal Football Club, sits on the Highbury and Holloway border and brings significant matchday traffic and parking pressure to the surrounding streets. Archway, at the northern tip of the borough, sits on comparatively high ground and has a more mixed, less gentrified feel than the areas further south, while Finsbury Park, shared with the neighbouring boroughs of Haringey and Hackney, is both a green space and a major transport interchange.

Islington also has one of the highest proportions of council and ex-council housing of any inner London borough, and this social housing sits alongside the private Georgian and Victorian stock throughout almost every neighbourhood, rather than being concentrated in a single part of the borough. Along the southern boundary, the regeneration around King’s Cross and the Regent’s Canal has brought new-build apartment developments and converted industrial buildings into what was previously a largely commercial part of Islington.

Transport links are excellent throughout the borough. The Victoria and Piccadilly lines serve Highbury & Islington and Finsbury Park, the Piccadilly line also calls at Caledonian Road, Holloway Road and Arsenal, and the Northern line runs through Angel and Archway. Highbury & Islington is additionally served by London Overground and Great Northern rail services. King’s Cross St Pancras sits just across the borough boundary in Camden, giving Islington residents fast access to national and international rail services.

Areas we cover in Islington

We cover the whole London Borough of Islington. Below are the neighbourhoods we move in most regularly, with a note on typical property types and the access or parking considerations in each.

Angel (N1)

Angel is Islington's commercial and social centre, built around Upper Street and Islington Green, with a mix of period conversion flats above shops, purpose-built apartment blocks, and some newer developments closer to City Road. The area is busy throughout the day and evening, and loading directly outside a property on Upper Street itself is rarely practical, so side streets are generally the better option. CPZ coverage is comprehensive, and parking suspensions or a bay booking are advisable for most moves. Camden Passage's narrow pedestrianised lanes require careful planning if your property sits directly on them.

Barnsbury (N1)

Barnsbury is one of Islington's most sought-after residential conservation areas, with Georgian and early Victorian terraces arranged around garden squares including Gibson Square, Thornhill Square and Milner Square. The streets are generally wide and well-suited to removal vehicles, though the period properties often have narrow staircases and no lift, and basement flats are common, typically accessed via steep external steps from street level. Parking suspensions are required on the vast majority of streets given comprehensive CPZ coverage.

Canonbury (N1)

Canonbury shares much of Barnsbury's Georgian character, with Canonbury Square and the surrounding streets containing some of the best-preserved period housing in the borough. Properties range from grand single-family townhouses to flats converted from larger houses, and access for a removal team varies significantly depending on whether a building remains a single dwelling or has been split into several units with a shared entrance and staircase. The area is quieter than Angel, and loading conditions are generally more manageable, though a parking suspension is still the safer option on most streets.

Highbury (N5)

Highbury is anchored by Highbury Fields, the borough's largest open green space, and the surrounding streets contain a mix of large Victorian terraces, mansion block conversions and some purpose-built flats. The Emirates Stadium sits at the edge of the area, and matchday traffic and parking restrictions on Arsenal home game days can significantly affect access on nearby streets, so we always check the fixture list when booking a move in this part of the borough. Away from the stadium, the wide residential streets around Highbury Fields are generally straightforward for removal vehicles.

Holloway (N7)

Holloway is one of Islington's more mixed and less uniformly gentrified areas, with Victorian terraced housing, converted flats and a significant amount of council housing along and around Holloway Road. Properties here are typically more affordable than in Barnsbury or Canonbury, and the area has a strong sense of long-established community. Access conditions vary by street, and ex-local authority blocks often mean a shared lift or stairwell that needs to be confirmed with the building or housing management team in advance of moving day.

Archway (N19)

Archway sits at one of the highest points in this part of London, at the northern edge of the borough near the boundary with Haringey and Camden. The area is predominantly residential, with Victorian terraces and some post-war housing, and has become increasingly sought-after in recent years while retaining a quieter, more local feel than the areas further south. Parking is generally a little less pressured here than in central Islington, though CPZ restrictions still apply throughout.

Finsbury Park (N4)

Finsbury Park itself is a substantial area of green space shared across the boundary of Islington, Haringey and Hackney, and the surrounding streets contain Victorian terraces, conversion flats and a busy local high street around the transport interchange. Finsbury Park station is one of the borough's key transport hubs, served by the Victoria and Piccadilly lines as well as national rail, which brings heavy footfall and traffic to the immediate area. Side streets away from the station are generally calmer for loading.

Tufnell Park (N19/N7)

Tufnell Park, on the border between Islington and Camden, is characterised by wide streets of large Victorian terraced houses, many of which have been converted into flats and maisonettes. The area has a settled, family-oriented feel, and the wider road layout generally makes for more straightforward loading than the denser streets further south, though CPZ coverage still applies and a suspension is worth arranging for larger moves.

Clerkenwell fringe & City Road (EC1)

The southern edge of Islington, where it meets the City of London and Hackney around Old Street and City Road, has a very different character from the rest of the borough. Former industrial buildings and warehouses have been converted into loft-style apartments, and newer purpose-built developments sit alongside them, many with concierge access, goods lifts and specific loading bay arrangements that need to be booked through the building management in advance. This area also has a concentration of media and tech offices, making it one of the borough's busiest spots for commercial moves.

King's Cross fringe & Regent's Canal (N1)

The area around the Regent's Canal and the Islington side of the King's Cross regeneration has changed substantially over the past two decades, with new-build apartment blocks and converted industrial buildings replacing what was previously a largely commercial stretch. The towpath and canal-side developments bring their own access considerations, and some newer buildings have dedicated loading areas that must be pre-booked. CPZ coverage applies on the surrounding residential streets.

Moving in Islington: what to know before your move day

Parking and CPZ suspensions in Islington

Islington has comprehensive CPZ coverage across almost all of its residential streets, and Islington Council requires a minimum of 14 working days’ notice for a standard parking suspension application (10 working days for Pay By Phone bays). The cost is tiered: £164.80 covers as many spaces as you need on Day 1, £62.25 per space on Day 2, and £67.50 per space, per day from Day 3 onwards. Applications submitted without the required notice attract a £100 administration fee and may be declined at the council’s discretion. We strongly advise booking your move date and submitting the suspension application as early as possible.

One useful point specific to Islington: for most domestic removals, you do not need a suspension at all. Liveried removal vehicles, meaning vehicles clearly marked with the company’s branding, can park on a single yellow line or in a resident bay for as long as loading and unloading is continuous, free of charge. Our vehicles are fully liveried, so for many straightforward moves, this removes the need for a paid suspension entirely. A suspension is still worth arranging if you want a guaranteed space reserved in advance, if there are likely to be breaks in loading, or if the street has no suitable yellow line or bay directly outside the property.

All Best London Removals vehicles are fully ULEZ and LEZ compliant. No emissions charges apply to our fleet.

Full details for Islington parking suspensions are on our parking suspension guide.

Property access and building considerations

Islington’s housing stock is more varied than in many other London boroughs, and the access challenges vary accordingly.

Period terraces and conversion flats across Barnsbury, Canonbury and much of the borough’s conservation areas often have narrow staircases, no lift, and basement flats accessed via steep external steps from street level. We assess these individually and bring a team size suited to the property.

Council and ex-local authority blocks, common throughout Holloway, Finsbury Park and parts of Highbury, typically rely on a shared lift or stairwell. Lift booking and access arrangements should be confirmed with the housing management office or landlord ahead of moving day, particularly for larger moves.

Warehouse and loft conversions around Clerkenwell, Old Street and City Road often have goods lifts, loading docks and concierge-managed access that need to be booked in advance through the building management company.

Matchday restrictions around the Emirates Stadium in Highbury and Holloway can affect both parking and general traffic access on Arsenal home game days. We check the fixture list when planning any move in this area.

Man and van hourly rates

Not every move needs a full-scale operation. If you are moving a small flat, collecting furniture, or handling a straightforward load you have packed yourself, our man and van service is the most cost-effective option. All prices below include VAT at 20%.

Driver only

fixed for up to 3 hours (incl. VAT)

Additional time (incl. VAT)
£72.00 per hour

2 Men team

fixed for up to 4 hours (incl. VAT)

3 Men team

fixed for up to 6 hours (incl. VAT)
our minimum charge
£780.00

Additional time (incl. VAT)
£132.00 per hour

The minimum charge is a fixed fee that secures your team and vehicle for the time shown; it is not an hourly calculation, so if the job finishes early, the price remains the same. If the move runs longer, extra time is charged at the hourly rate above. The crew will keep you informed throughout, so there are no surprises.

Understanding removal costs is only part of the picture.

How a company structures its quote, what it includes in the hourly rate, whether it surveys the job before pricing it, and how it handles London-specific logistics like parking suspensions and goods lift bookings, all affect the final figure as much as the rate itself.

If you want the fuller context before deciding, our guide to choosing a removal company in London covers fixed pricing, hourly bookings, surveys, access planning, and the questions worth asking before you confirm.

Not always. For most domestic removals, our liveried vehicles can park for free on a single yellow line or in a resident bay while loading and unloading is continuous. Islington Council requires a minimum of 14 working days’ notice for a suspension application, with costs of £164.80 for Day 1, £62.25 per space for Day 2, and £67.50 per space, per day from Day 3. We advise checking with the housing management office or landlord ahead of time regarding lift booking and access, particularly for larger moves, and we will tell you exactly what to confirm when you book with us.

It can. On Arsenal home match days, parking restrictions and general traffic in the streets around the Emirates Stadium increase significantly. We check the fixture list when planning any move in this part of the borough and will flag it if your date coincides with a game.

moving tips

Quick tips for moving day

Check if you actually need a parking suspension

For most domestic moves in Islington, our liveried vans can load and unload for free on a single yellow line or in a resident bay, as long as it's continuous. Before paying for a suspension, ask us whether your street and move type qualify. It can save you a meaningful amount on smaller moves.

Book early if you do need a suspension

Islington's 14 working days' notice period is longer than most London boroughs, and late applications carry a £100 administration fee and may be declined outright. As soon as your completion or tenancy date is confirmed, submit the application if you need one.

Check the Arsenal fixture list

If your move is in Highbury or Holloway, check whether an Arsenal home match falls on or near your moving day. Matchday traffic and parking restrictions around the Emirates Stadium can add significant time to loading and access.

Confirm lift access in council and ex-local authority blocks

If you're moving into or out of a block with a shared lift, contact the housing management office or landlord in advance to confirm booking arrangements. Leaving this until the week before can mean the lift isn't available when you need it.

Pack a first-night bag

Set aside a bag with overnight essentials, toiletries, chargers, medication, keys, and basic kitchen items, before packing begins. Keep it with you on moving day so you are not searching through boxes at the end of a long day.

Do a final walkthrough

Before the van leaves, walk through every room, cupboard, storage space, and any external storage. Islington properties, particularly basement flats and blocks with allocated storage areas, often have more storage than you remember on a busy day. A five-minute walkthrough avoids the cost and inconvenience of a return trip.
