Removals across the Royal Borough of Kensington and Chelsea

Best London Removals is based in Ruislip and has been carrying out moves in and out of Kensington and Chelsea since 2011. The Royal Borough is one of the most consistently demanding places to operate in London: mews lanes that will not admit a standard-size lorry, mansion block goods lifts with strict booking systems, near-total CPZ coverage, portered buildings where move arrangements must be made entirely by the resident, and conservation area restrictions that affect vehicle positioning on almost every street. Experience and pre-move planning are not optional here.

The housing stock spans large Victorian and Georgian townhouses, Edwardian mansion blocks, period terraces converted into lateral flats and maisonettes, purpose-built apartment buildings, mews properties, riverside developments, and basement flats throughout Chelsea and Kensington. Each property type brings its own access profile, and we assess every one before moving day to ensure the right team size and vehicle arrive.

Home removals in Kensington and Chelsea

Every residential property in Kensington and Chelsea has its own specific access profile: a mews house on a lane where only a Maxi Mover will fit, a mansion block with a goods lift that requires pre-booking by the resident, a Victorian basement flat with steep external stairs, or a Georgian townhouse with a high-ceilinged entrance hall and no passenger lift. Our full home removals service is built around this reality. We assess every property before moving day, confirm all access requirements, and bring the right team size and vehicle for your specific situation. We work across all RBKC postcodes, including SW3, SW5, SW7, SW10, W8, W11, and W10.

About the Royal Borough of Kensington and Chelsea

Kensington and Chelsea is the smallest London borough by area and one of the most densely populated in the country, yet it contains some of the most spacious, architecturally significant, and highly valued residential streets in the capital. The borough is unique in combining genuine cultural and institutional weight; the Victoria and Albert Museum, the Natural History Museum, the Science Museum, the Royal Albert Hall, and Kensington Palace are all within its boundaries, with an intensely residential character that has been preserved by strict planning controls and conservation designations covering much of the built environment.

The borough divides broadly into two distinct characters. The northern half, comprising Notting Hill, Holland Park, Ladbroke Grove, and North Kensington, has wider streets, larger Victorian terraced houses and villas, the famous garden squares with their communal central gardens, and a more varied community. The Portobello Road market runs north to south through the heart of Notting Hill, and the area has an international reputation that coexists with long-established local communities. Holland Park itself is one of the most desirable addresses in London, with large detached and semi-detached houses set back from quiet roads.

The southern half of the borough, from Kensington and South Kensington through Chelsea and down to the Embankment, is denser, more cosmopolitan, and characterised by the mansion blocks of South Kensington and Earl’s Court, the period terraces of Chelsea, and the riverside properties that command some of the highest prices per square metre in the country. The King’s Road, running east to west through Chelsea, is one of London’s most well-known commercial streets. Brompton, Sloane Square, and the surrounding streets are among the most expensive retail and residential areas in the city.

Transport connections are good, with the District, Circle, and Piccadilly lines serving multiple stations across the borough, including High Street Kensington, Earl’s Court, South Kensington, Sloane Square, and Notting Hill Gate. The A4 Great West Road runs along the southern edge of the borough providing direct access west towards Heathrow, and the roads are generally well-connected to the rest of inner and west London.

Areas we cover in Kensington and Chelsea

We cover the whole Royal Borough of Kensington and Chelsea. Below are the neighbourhoods we move in most regularly, with a note on typical property types and the access or parking considerations in each.

Chelsea (SW3, SW10)

Chelsea is one of the most sought-after residential areas in London, with a mix of Georgian and Victorian terraces, large period houses, mansion block conversions, and modern apartment developments along the Chelsea Embankment and World's End. The King's Road runs through the centre of the area and divides the denser western streets around Fulham Road from the quieter, higher-value streets closer to Sloane Square. Moves in Chelsea frequently involve significant volume, high-value items requiring specialist wrapping, and tight access conditions on some of the narrower residential streets. CPZ coverage is comprehensive, and parking suspensions are required on the vast majority of streets.

South Kensington (SW7)

South Kensington is dominated by Edwardian mansion blocks, purpose-built apartment buildings, and large period properties on wide residential streets. The area sits immediately behind the museum quarter and has a strongly international character. Flat moves here almost always involve shared goods lifts with booking requirements and restricted access corridors. The resident must arrange goods lift access and any loading bay allocation directly with their building management team before moving day. We advise on what to request and how much notice to allow. Some of the streets near the Cromwell Road and Brompton Road carry heavy through-traffic, and loading positions need to be planned carefully.

Kensington (W8)

Kensington proper covers the area around Kensington High Street and the streets running north and south from it. The residential streets here contain large Victorian townhouses, some of which remain as single dwellings while others have been converted into spacious lateral flats and maisonettes. The area has a quieter, more spacious character than South Kensington, with wider roads and generally more manageable parking conditions, though CPZ coverage remains comprehensive throughout. Some of the roads closer to Kensington Palace Gardens are among the most high-security residential addresses in London, and access arrangements for individual properties need confirming individually.

Notting Hill (W11)

Notting Hill is defined by its wide Victorian terraces, communal garden squares, and the mews properties on the lanes behind the main streets. The garden squares are a distinctive feature of the area, with residents having access to the communal gardens via private keys, and the streets around them can become extremely busy during the Notting Hill Carnival in August. Moves in Notting Hill are typically high-volume, and the mix of larger townhouses with deep basements and full-height period rooms, alongside mews conversions and smaller lateral flats, requires different planning approaches depending on the property.
Our Maxi Mover vans navigate most Notting Hill mews lanes comfortably.

Earl's Court (SW5)

Earl's Court has one of the highest concentrations of older mansion blocks and Victorian conversion flats in the borough. The area has historically had a high tenant turnover and a strong international community, and the properties range from spacious, well-maintained mansion block flats to smaller conversions in subdivided Victorian terraces.
The main roads around Earl's Court station are very busy, and loading on them is not feasible during peak hours. Side street suspensions are the standard approach. Some older buildings have no goods lift and rely on internal staircases, which we assess and plan around at the survey stage.

Holland Park (W11, W14)

Holland Park is one of the most expensive and quietly prestigious addresses in the Royal Borough. The area is characterised by large detached and semi-detached Victorian and Edwardian villas set on spacious plots with good off-street access, wide tree-lined roads, and generally more manageable parking conditions than the denser parts of the borough. Move volumes here are typically significant, and the properties often contain substantial furniture, artwork, and high-value possessions requiring careful handling and specialist wrapping.
The park itself, with its Kyoto Garden and peacocks, creates a pleasant working environment and generally good vehicle access on the adjacent residential streets.

Brompton (SW3)

Brompton sits between South Kensington and Chelsea and is home to some of the most exclusive residential addresses in the borough. The area around Brompton Road and Beauchamp Place has a concentration of high-value apartment buildings and mansion blocks with full concierge services. Every move in or out of these buildings must be arranged by the resident directly with the building concierge or management company before moving day, with permitted hours, lift access, and loading bay allocations confirmed in advance. We advise on what to request and how much notice to allow. The Brompton Oratory and the surrounding conservation area mean that street-level works require careful co-ordination.

Sloane Square (SW1W)

Sloane Square sits at the Chelsea end of the King's Road and marks the eastern boundary of the Royal Borough. The residential streets around Sloane Square are among the most expensive in Chelsea, with a high concentration of large lateral flats in period conversions and some of the best-maintained Victorian terraces in the borough. The proximity to Westminster means some streets here have additional restrictions, and the area is busy with through-traffic from the A3217 Sloane Street corridor. Parking suspensions are required on virtually every residential street, and the short-notice surcharge of £357 makes early application particularly important here.

North Kensington (W10)

North Kensington lies north of Holland Park and west of Notting Hill and has a noticeably different character from the southern parts of the borough. The housing here is predominantly Victorian terraced streets, with a more mixed community and a wider range of property sizes and conditions. There are some larger social housing developments alongside the period housing stock. Access and parking conditions are generally less challenging than in the denser southern parts of the borough, though CPZ coverage still applies on most residential streets. The area is well-connected via the Hammersmith & City line at Latimer Road and Westbourne Park stations.

Portobello & Ladbroke Grove (W10, W11)

The streets around Portobello Road and Ladbroke Grove are distinctive and lively, with the famous market running along Portobello Road on Saturdays. If you are planning a move in this area, a Saturday is not the right day for it, as the market crowds and associated road restrictions make vehicle access significantly harder than on any other day of the week. The residential streets here are Victorian terraced houses and early conversion flats, with a strong sense of community and excellent transport links via Notting Hill Gate and Ladbroke Grove. Moves here are typically more straightforward in terms of property access than the mansion block areas further south.

Moving in Kensington and Chelsea: what to know before your move day

Parking and CPZ suspensions in RBKC

The Royal Borough of Kensington and Chelsea has CPZ coverage across virtually all of its residential streets, and parking suspensions are required for the large majority of moves in the borough. RBKC Council requires a minimum of ten working days’ notice for a standard suspension application. The bay fee is £72 per bay per day. There is no administration fee. Applications submitted with fewer than five working days’ notice attract a short-notice surcharge of £357, the same level as Westminster. We strongly advise you to book your move date and submit the suspension application as early as possible.

For one Maxi Mover van, we require two standard bays directly outside the property. For two vans, three bays. We advise on the specific requirements for your street when you book and can apply on your behalf if you prefer, with the council fee passed on at cost.

All Best London Removals vehicles are fully ULEZ and LEZ compliant. No emissions charges apply to our fleet.

Full details for RBKC parking suspensions are on our parking suspension guide.

Property access and building considerations

Kensington and Chelsea’s residential properties present a wider variety of access challenges than most London boroughs.

Portered and concierge buildings are extremely common across South Kensington, Brompton, and Sloane Square. Every move in or out of these buildings must be arranged directly with the building concierge or management company by the resident before moving day. Management teams deal with leaseholders and tenants, not removal contractors. They will typically specify the permitted hours for removals, which lift to use, and whether a loading bay needs to be allocated. We tell you exactly what to request and how much notice to allow.

Mansion block goods lifts across South Kensington, Earl’s Court, and Chelsea often have restricted dimensions, weight limits, and booking systems. Some older blocks have no goods lift at all and rely entirely on internal staircases. We assess all of this at the survey stage and bring the right team size for stair-heavy moves.

Mews properties throughout Notting Hill, Chelsea, and Kensington are on narrow lanes that will not admit a standard-size vehicle. Our Maxi Mover vans, at 2.1 metres wide, can navigate most RBKC mews comfortably, whereas a larger lorry cannot. We confirm access for every mews move individually.

Basement flats are common throughout the borough, typically accessed via steep external stairs from street level. These require a specific handling approach and a team size adjusted for the access conditions.

Man and van hourly rates

Not every move needs a full-scale operation. If you are moving a small flat, collecting furniture, or handling a straightforward load you have packed yourself, our man and van service is the most cost-effective option. All prices below include VAT at 20%.

Driver only

fixed for up to 3 hours (incl. VAT)
our minimum charge

Additional time (incl. VAT)
£72.00 per hour

2 Men team

3 Men team

our minimum charge
£780.00

Additional time (incl. VAT)
£132.00 per hour

The minimum charge is a fixed fee that secures your team and vehicle for the time shown; it is not an hourly calculation, so if the job finishes early, the price remains the same. If the move runs longer, extra time is charged at the hourly rate above. The crew will keep you informed throughout, so there are no surprises.

Understanding removal costs is only part of the picture.

How a company structures its quote, what it includes in the hourly rate, whether it surveys the job before pricing it, and how it handles London-specific logistics like parking suspensions and goods lift bookings, all affect the final figure as much as the rate itself.

If you want the fuller context before deciding, our guide to choosing a removal company in London covers fixed pricing, hourly bookings, surveys, access planning, and the questions worth asking before you confirm.

moving tips

Quick tips for moving day

Ask for a pre-move visit

For larger or more complex moves in the Royal Borough, a pre-move visit from one of our team means we assess the access, staircase, lift dimensions, and loading position in person before moving day. It also gives you a more accurate fixed quote. If your property has a tight staircase, a narrow mews entrance, or a goods lift with specific restrictions, a visit is always worthwhile. Call us to arrange one when you book.

Book parking early

RBKC's short-notice surcharge of £357 applies to applications submitted with fewer than five working days' notice. The standard requirement is ten working days, and applying as early as possible also means you have time to rebook if your date changes. As soon as your completion or tenancy date is confirmed, submit the application.

Confirm building access before moving day

If you are moving in or out of a portered building, a managed mansion block, or any property with a concierge, contact your building management team as early as possible to book the removal window, lift access, and any loading bay allocation. They will only deal with you directly, not with the removal company. Leaving this until the week before can mean the slot you need is not available.

Avoid Portobello on a Saturday

If your move involves a property on or near Portobello Road or the surrounding streets, do not book a Saturday. The market and associated crowds make vehicle access very difficult from early morning onwards. A weekday move is straightforward; a Saturday move on Portobello is not.

Prepare your appliances

Defrost the fridge freezer at least 24 hours before moving day, drain the washing machine, and secure any loose shelves or glass panels. This prevents leaks or damage during transport and avoids delays on the morning.

Pack a first-night bag

Set aside a bag with overnight essentials, toiletries, chargers, medication, keys, and basic kitchen items, before packing begins. Keep it with you on moving day so you are not searching through boxes at the end of a long day.

Do a final walkthrough

Before the van leaves, walk through every room, cupboard, storage space, and any external storage. RBKC properties, particularly basement flats and mansion blocks with allocated storage in the lower ground floor or bike store areas, often have more storage than you remember on a busy day. A five-minute walkthrough avoids the cost and inconvenience of a return trip.
