Chelsea (SW3, SW10)

The King's Road runs through the centre of the area and divides the denser western streets around Fulham Road from the quieter, higher-value streets closer to Sloane Square. CPZ coverage is comprehensive, and parking suspensions are required on the vast majority of streets.
South Kensington (SW7)
South Kensington is dominated by Edwardian mansion blocks, purpose-built apartment buildings, and large period properties on wide residential streets. The area sits immediately behind the museum quarter and has a strongly international character. Flat moves here almost always involve shared goods lifts with booking requirements and restricted access corridors. Some of the streets near the Cromwell Road and Brompton Road carry heavy through-traffic, and loading positions need to be planned carefully.
Kensington (W8)
Kensington proper covers the area around Kensington High Street and the streets running north and south from it. The residential streets here contain large Victorian townhouses, some of which remain as single dwellings while others have been converted into spacious lateral flats and maisonettes. The area has a quieter, more spacious character than South Kensington, with wider roads and generally more manageable parking conditions, though CPZ coverage remains comprehensive throughout. Some of the roads closer to Kensington Palace Gardens are among the most high-security residential addresses in London, and access arrangements for individual properties need confirming individually.
Notting Hill (W11)
Notting Hill is defined by its wide Victorian terraces, communal garden squares, and the mews properties on the lanes behind the main streets. The garden squares are a distinctive feature of the area, with residents having access to the communal gardens via private keys, and the streets around them can become extremely busy during the Notting Hill Carnival in August. Moves in Notting Hill are typically high-volume, and the mix of larger townhouses with deep basements and full-height period rooms, alongside mews conversions and smaller lateral flats, requires different planning approaches depending on the property.

Earl's Court (SW5)
Earl's Court has one of the highest concentrations of older mansion blocks and Victorian conversion flats in the borough. The area has historically had a high tenant turnover and a strong international community, and the properties range from spacious, well-maintained mansion block flats to smaller conversions in subdivided Victorian terraces.
The main roads around Earl's Court station are very busy, and loading on them is not feasible during peak hours. Side street suspensions are the standard approach. Some older buildings have no goods lift and rely on internal staircases, which we assess and plan around at the survey stage.
Holland Park (W11, W14)
Holland Park is one of the most expensive and quietly prestigious addresses in the Royal Borough. The area is characterised by large detached and semi-detached Victorian and Edwardian villas set on spacious plots with good off-street access, wide tree-lined roads, and generally more manageable parking conditions than the denser parts of the borough. Move volumes here are typically significant, and the properties often contain substantial furniture, artwork, and high-value possessions requiring careful handling and specialist wrapping.
The park itself, with its Kyoto Garden and peacocks, creates a pleasant working environment and generally good vehicle access on the adjacent residential streets.
Brompton (SW3)
Brompton sits between South Kensington and Chelsea and is home to some of the most exclusive residential addresses in the borough. The area around Brompton Road and Beauchamp Place has a concentration of high-value apartment buildings and mansion blocks with full concierge services. Every move in or out of these buildings must be arranged by the resident directly with the building concierge or management company before moving day, with permitted hours, lift access, and loading bay allocations confirmed in advance. The residential streets around Sloane Square are among the most expensive in Chelsea, with a high concentration of large lateral flats in period conversions and some of the best-maintained Victorian terraces in the borough. The proximity to Westminster means some streets here have additional restrictions, and the area is busy with through-traffic from the A3217 Sloane Street corridor. Parking suspensions are required on virtually every residential street, and the short-notice surcharge of £357 makes early application particularly important here.
North Kensington (W10)
North Kensington lies north of Holland Park and west of Notting Hill and has a noticeably different character from the southern parts of the borough. The housing here is predominantly Victorian terraced streets, with a more mixed community and a wider range of property sizes and conditions. There are some larger social housing developments alongside the period housing stock. Access and parking conditions are generally less challenging than in the denser southern parts of the borough, though CPZ coverage still applies on most residential streets. The area is well-connected via the Hammersmith & City line at Latimer Road and Westbourne Park stations.
Portobello & Ladbroke Grove (W10, W11)
The streets around Portobello Road and Ladbroke Grove are distinctive and lively, with the famous market running along Portobello Road on Saturdays. If you are planning a move in this area, a Saturday is not the right day for it, as the market crowds and associated road restrictions make vehicle access significantly harder than on any other day of the week. The residential streets here are Victorian terraced houses and early conversion flats, with a strong sense of community and excellent transport links via Notting Hill Gate and Ladbroke Grove. Moves here are typically more straightforward in terms of property access than the mansion block areas further south.

Ask for a pre-move visit

It also gives you a more accurate fixed quote. If your property has a tight staircase, a narrow mews entrance, or a goods lift with specific restrictions, a visit is always worthwhile. Book parking early
RBKC's short-notice surcharge of £357 applies to applications submitted with fewer than five working days' notice. The standard requirement is ten working days, and applying as early as possible also means you have time to rebook if your date changes. As soon as your completion or tenancy date is confirmed, submit the application.
Confirm building access before moving day
If you are moving in or out of a portered building, a managed mansion block, or any property with a concierge, contact your building management team as early as possible to book the removal window, lift access, and any loading bay allocation. They will only deal with you directly, not with the removal company. Leaving this until the week before can mean the slot you need is not available.
Avoid Portobello on a Saturday
If your move involves a property on or near Portobello Road or the surrounding streets, do not book a Saturday. The market and associated crowds make vehicle access very difficult from early morning onwards. A weekday move is straightforward; a Saturday move on Portobello is not.
Prepare your appliances
Defrost the fridge freezer at least 24 hours before moving day, drain the washing machine, and secure any loose shelves or glass panels. This prevents leaks or damage during transport and avoids delays on the morning.
Pack a first-night bag
Set aside a bag with overnight essentials, toiletries, chargers, medication, keys, and basic kitchen items, before packing begins. Keep it with you on moving day so you are not searching through boxes at the end of a long day.
Do a final walkthrough
Before the van leaves, walk through every room, cupboard, storage space, and any external storage. RBKC properties, particularly basement flats and mansion blocks with allocated storage in the lower ground floor or bike store areas, often have more storage than you remember on a busy day. A five-minute walkthrough avoids the cost and inconvenience of a return trip.
